The +ONE Model

At +ONE, we intentionally limit our focus to ten transactions per year, no more. This deliberate approach ensures that every client receives the highest level of attention and service. In addition, each year we dedicate one transaction to a qualified working-class first-time buyer, helping create pathways to homeownership in a market that is often out of reach.

Benefits for Clients

Our model is designed with your best interests at heart:

  • Transparent Value — We offer clear and competitive commission rates that can significantly reduce your costs.

  • Personalized Service — By limiting our transaction volume, we’re able to give clients our full attention, tailoring every detail to their unique needs.

  • Focused Expertise — We concentrate on what we do best, leveraging our strengths to deliver exceptional outcomes.

  • Mutual Fit — We choose to work only with clients who are the right match for our services, ensuring relationships that are collaborative, efficient, and rewarding.

This focused model allows us to deliver superior service to fewer clients—without the distractions or inefficiencies often found in traditional brokerages.

Benefits for Agents

Our approach benefits not only clients, but also the agents who are part of +ONE. By operating with low overhead and complete independence, we eliminate the “fluff” that often weighs down larger brokerages—such as unnecessary meetings, excessive sales pitches, and forced face time.

The result is a healthier work-life balance. Our agents gain more time for family, loved ones, and personal passions, while also prioritizing their well-being and growth. At +ONE, we believe that when agents are supported as whole people, they’re better positioned to serve clients with care and excellence.

What We Believe

  • We believe that a brokerage model built on “more and more” serves the broker, not the client. Measuring success solely through economic metrics creates a narrow, short-sighted view of what real estate can and should be. Our approach is intentionally different—rooted in the idea that true success is defined by the quality of service, the strength of relationships, and the impact on community.

  • We believe that many so-called “top producers” earn their status not through superior client representation, but through exceptional self-promotion. Too often, these agents devote more energy to marketing themselves than to serving clients—leaving much of the actual transaction work to junior team members. At +ONE, we take a different approach: direct, hands-on representation that prioritizes clients over personal branding.

  • We believe the real estate industry has made important technological strides, improving efficiency and creating real benefits for consumers. Still, trusted brokers remain indispensable. Choosing the right partner matters—someone with deep experience, proven professionalism, and the judgment to guide you through one of life’s most important decisions.

  • We believe in the spirit of the quote from the children’s story “The Big Orange Splot” — Written by: Daniel Pinkwater “MY HOUSE IS ME AND I AM IT. MY HOUSE IS WHERE I LIKE TO BE AND IT LOOKS LIKE ALL MY DREAMS.” — MR. PLUMBEAN

What We Don’t Do

  • We don’t play the popularity game. This isn’t high school, and our goal isn’t to be voted the most popular.

  • We don’t market for the sake of marketing. You won’t find us chasing trends on TikTok or filling inboxes with holiday recipes and reminders.

  • We don’t waste time on the unnecessary. Our energy goes into what works—serving clients well and closing deals with integrity.

  • We don’t blur the line between business and friendship. Friends are more important than any transaction. While we generally avoid representing friends, we recognize that sometimes they need trusted representation. In those cases, we approach the relationship with complete transparency and care. Similarly, many clients become friends, and with openness and trust, those relationships can thrive.

Our Philosophy: Stewardship, Not Ownership

At +ONE, we believe that “ownership” in real estate is a misconception. In truth, we are stewards of property for a period of time. Most homes and buildings stood long before our stewardship began, and they will continue to stand long after it ends.

The Value of Stewardship

During our time as stewards, properties offer us many benefits. At the most basic level, they provide shelter. They can also deliver financial advantages such as appreciation in value, tax benefits, and long-term security. Through thoughtful improvements, we can enhance both their function and their worth. Just as importantly, properties provide the intangible foundation for our lives—spaces where people pursue their goals, raise families, and build community.

Risks

This is not without potential challenges. Properties may decline in value, require unexpected investment, or create financial strain if not purchased wisely or maintained responsibly.

Stewardship Within Community

Property stewardship does not exist in isolation—it is part of a larger community. As citizens, we enjoy benefits such as safety, security, identity, and belonging. But citizenship also carries responsibilities, such as living lightly on the earth, fostering good relationships with neighbors, and participating in the civic life of one’s community. Above all, it means caring for and respecting the place you call home.

Our Role as Brokers

As real estate brokers, we see ourselves as matchmakers between properties and stewards. Our responsibility extends beyond facilitating transactions—we aim to inspire engaged citizenship, encourage stewardship, and foster stronger communities. +ONE is built on this philosophy, where real estate is not only about homes and investments, but also about connection and responsibility.
